For vacation rentals & small inns

Keep more of every booking with a site guests can book from

A direct-booking page that answers every pre-booking question (rates, rules, amenities, what's nearby) and ends with an inquiry form instead of a platform fee.

How customers choose

What guests need settled before they book direct

A guest leaving a listing platform wants the same confidence the platform gave them. The page gives it to them up front.

What does it cost, and when?

Rates by season, minimum stays, and fees are laid out plainly, so nobody has to email to ask.

What's the place really like?

A photo-forward gallery, the full amenities list, and house rules stated in plain language.

What's nearby?

A short neighborhood guide helps guests plan the trip — and gives Google the local detail it looks for.

What your site includes

Built to turn a listing browser into a direct guest

  • A photo-forward gallery. Your own photos, presented as well as the property deserves.
  • Rates and seasons in a table. The question every guest asks, answered before they have to.
  • House rules, stated plainly. Pets, parking, check-in, cleaning — fewer surprises for you and your guests.
  • A booking-inquiry form. Guests book direct with the dates and group size already attached.
  • Found on Google Maps. Basic on-page SEO is included, and we can clean up your Google Business Profile.

The problem this solves

Paying a platform for your own guests

What listing-platform bookings cost an oceanfront rental in fees and repeated questions — and what a direct-booking page does about both.

Before

Bookings came through listing platforms — with their fees — and every guest emailed the same questions about rates, rules, and what's nearby.

After

Rates by season, house rules, amenities, and a quote calculator answer the pre-booking questions up front, and the inquiry form is built to turn that confidence into a direct booking.

On this coast

Where coastal rentals lose the booking

Situations that come up for beach houses, cabins, and small inns on the Peninsula and around Astoria. They're common patterns, not client stories.

A storm-week cancellation wave

When a winter storm is forecast, several guests may cancel or ask to move their dates on the same afternoon. A weather and cancellation policy stated plainly on the site, and a follow-up that offers new dates, turns some of those cancellations into rebookings.

The same questions before every stay

Are dogs welcome? How far is the beach? Is there room for a boat trailer? A house-rules and amenities page answers them before the guest writes, and the inquiry form asks for dates and group size up front.

Last summer's guests rebooking on the platform

A family that loved last August's stay often rebooks through the listing site out of habit, and the platform takes its fee again. A direct-booking site, and a note to past guests before summer, gives them a reason to book with you.

Through the year

Booked for summer, filled in the shoulder months

Before the season

Summer weeks book early. Have the direct-booking page ready before guests start comparing.

  • This year's rates and minimum stays in the rates table.
  • Fresh photos after any spring work, so the listings and the site agree.
  • A Book button that opens your real calendar, so there's still one calendar to keep.

In the slow months

Quiet weekends and winter storm-watchers are worth a page of their own.

  • A note to past guests with next summer's dates, before they book elsewhere.
  • An off-season page: storm watching, quieter beaches, and weekly rates if you offer them.
  • Turnovers and owner statements out of group texts and spreadsheets, onto a turnover board if it's time.

When you're ready for more

Owners, cleaners, and guests, without the group texts

Turnovers coordinated by text, owner statements built in a spreadsheet, and guests asking the same questions before every stay. A focused tool can give cleaners a turnover board, owners a portal with their bookings and statements, and guests one page with everything for their stay.

What it costs

Most rental sites land in one of two places

One monthly price, with the first three months paid up front, then month to month. Add-ons on your first order are about half price for as long as you keep them, and these prices include that. Your order shows the exact monthly price before anything starts — see how it works.

Works with the tools you already use

  • Lodgify
  • Cloudbeds
  • Guesty

Your calendar stays in your booking software. The site's Book button opens it, so there is still one calendar to keep and no double bookings from the website.

Using something else? If it gives you a booking link or an embed, it works the same way. Online booking: $13 a month when you sign, $25 added later. Names are listed so you can find yours. We're not affiliated with any of these companies.

Straight answers

Do I have to leave the listing platforms?

No. You can keep your listings and use the website to win repeat guests and direct bookings alongside them.

Can it handle more than one property?

Yes. The same structure carries a single beach house, a small inn, or a handful of units — the difference is whether the page ends at one inquiry form or a property picker.

How do seasonal rates and new photos get updated?

Send us the new rates or photos. There's no editor to learn: send us the change and it's made within three business days. Small edits are included in the Website Plan, and we don't count them. If your booking software shows live rates, the Book button always opens the current ones.
