Rental Turnovers & Owner Portal · Demo application

Azure Vista Keys

A beach house with a host, two cleaners, and owners three hours away runs on group texts: which day is the turnover, how many towels, did the hot tub get tested, who OKs the pump repair, and what did July actually pay. This demo is the custom-software answer at its most focused: one house, three kinds of people, two connections. Switch between the host, the cleaner, and the owners to see each one's screens — sync a new Vrbo booking, tick through a same-day turnover on a phone, approve a repair as the owners, and watch it land on the statement.

Azure Vista Keys was built for a fictional business we invented for this demonstration — not a client. The software is real and fully working; the business, its jobs, and its numbers are illustrative.

The problem this design solves

Four o'clock check-in, and three people in a group text

What a same-day turnover costs a host coordinating cleaners and absent owners by text — and what a small shared tool does instead.

The starting point

Turnover dates went out by group text, the cleaning checklist lived in one cleaner's head, repair quotes waited days for an owner's reply, and the monthly statement took an evening of copying numbers out of two listing sites.

What the design changes

Bookings from both listings and the website sit on one calendar, each checkout hands the cleaner a checklist sized to the next guests, the owners approve a repair with one tap, and July's statement adds itself up as the stays happen.

Design notes

Three sign-ins, one small house

This is the companion to the Azure Vista website demo, and deliberately the smaller sibling of our contractor and charter dashboards. It stays inside one team's workflow: a host, her cleaners, and the owners, with exactly two outside connections — the Airbnb and Vrbo calendar feeds, and text alerts. Direct bookings from the website are confirmed by the host and added here, which is why the quote uses the same rates as the site's calculator.

Most of the design work went into what each person does not see. The cleaner's screens are phone-first and money-free: big tap targets, a towel count computed from the next party, and a ready button that stays disabled until the last item is checked. The owners see occupancy, their statement, and the repairs waiting on them, with guests reduced to “Airbnb guest · 4”. The host sees everything, including a plain table of who can see what.

What this build includes

What each person needs from it

  • One calendar for Airbnb, Vrbo, and direct stays, synced from the listings' calendar feeds
  • A turnover made from every checkout, sized to the next party's head count
  • A phone checklist for cleaners, with low-supply flags and problem reports that text the host
  • Repairs over $250 routed to the owners to approve or decline
  • A monthly owner statement: nightly revenue, channel fees, management, repairs, payout
  • Three sign-ins with their own permissions: cleaners never see money, owners never see guest contact details
Make it yours

Your property, run like this

A beach house, a handful of cabins, or a small inn with owners who live elsewhere all share the same handoffs: the calendar to the cleaners, the house back to the host, and the money to the owners. We map which of those is costing you time, put the scope in writing, and build the smallest tool that closes it.

An app like this demo is a Software add-on on the Website Plan, quoted per project from its scope: one team's workflow, three kinds of users with their own permissions, and two connections. A single piece of it, such as the cleaner checklist alone, costs less. Every proposal gives a written scope, monthly price, and operating-cost estimate before work begins.

The Website Plan is $99 a month; Software is from $99 a month on top, quoted for the workflow.
